A NOBEL PRIZE WINNING SALE!

Did you know… Pirandello was an Italian novelist and playwright (1867-1936), who was awarded the 1935 Nobel Prize in Literature?  Clearly a good omen, as Pirandello is also our most recent knockout sale … having sold for 103% of asking/market value (see how we didn’t say ‘asking price’ here) in only 3 days!  No easy feat in an increasingly down market where most properties sit, price reduce and sell below asking/market value after 30-60-90 days on market!

Our Sellers were ready for ‘adult life’ and so it was time to upgrade!  When tasked with selling Jacki’s 2 storey, west-facing, ground floor loft, we were honoured and excited … as we knew the suite had a lot going for it.  As always, we provided a market evaluation and our 1s and 2s on the market conditions and our proposed pricing strategy. 

Jacki’s a gem … and super easy going … so she was cool at the lower spectrum of our proposed range.  But we obviously wanted to do better.

We were confident the property was 1 of 1 given the competition in the area at the time we listed.  We were ground floor with an awesome layout, facing a park, upgrades throughout, 1.5 baths + a 150 sq ft terrace with a gas line for your BBQ … not something you can easily find in Liberty Village … or anywhere in the core for that matter!

Naturally, we did what we do to clean, prep & stage for sale … and wouldn’t you know it … over 15 showings within 3 days … awesome!  So, when an offer came in just under ask on day 3 … while pleased, we knew we could do better for Jacki (despite knowing she’d likely be happy with said offer).  Sure enough, another offer came in shortly after … and after a short negotiation, we sold for +30K more than originally offered.

We were thrilled for Jacki and super happy knowing that we did our job vs just trying to sell it out of fear, given current market dynamics.  We appreciate you, Jacki, thanks for trusting in us and not allowing yourself to get bullied into a quick sale!

Sidenote:  The market has shifted, yes.  But, to us, here’s what that means … in the past, we’ve become accustomed to heated Seller markets … so a box on a lawn could sell for ridiculous sums.  That’s not the case anymore … today, that box just sits, and nobody wants it.  But good product, presented well, priced accordingly … sells.  The only difference between then and now is that you can’t ride the coattails of your neighbours sale anymore … you actually have to put in the work and make educated decisions and … no more freebies!  So, work with professionals you trust and who know what they’re doing … you owe it to yourself to put your best foot forward always!
