B & A – Behind the scenes of a successful sale
The Scoop
After living in her condo for many years, it was time for Nadine to move on. She contacted us after the successful sale of her brother’s townhouse and we were eager to get started. Nadine understood her condo was outdated and was willing to invest some money, to make it more modern and maximize the highest selling price.
What We Did
After our initial meeting and assessment of Nadine’s condo, we came up with 3 renovation scenarios, all with different price points, for her to choose from. We broke down the numbers in a spreadsheet, so that she could easily see, how much more money the condo could sell for, based on the different renovations required. After choosing the scenario Nadine felt most comfortable with, we got to work. The entire condo was going to be repainted, old carpet was going to be ripped up and replaced with laminate flooring and some of the light fixtures were going to be replaced. We guided Nadine into choosing a neutral paint colour that would make the condo look fresh, modern, and bright. Next up was the laminate flooring, again picking something that was durable, neutral, modern and within her budget. Lastly a trip to some of our favourite stores resulted in updated light fixtures. All of this, paired with our modern, in house staging inventory brought this condo into the 21st century.
The Results
The condo definitely stood out from the competition, as other units had zero renovations and were not staged. We received multiple offers and sold $41,000 above the asking price, meaning an extra $41,000 of cold hard cash in Nadine’s pocket! It also took us just 7 short days to sell, where the average days on market during this time was 25.
