B & A – Behind the scenes of Davenport
The Scoop
After buying and raising a family of 3 in their beloved home of 10 years, this family was ready to cash out during the crazy Toronto real estate market and move to PEC for a slower pace of life. This family was looking to get as much as possible out of their home, so they could realize their ultimate goal of being mortgage free in PEC. After tenants and 3 kids, the sellers knew the home would need some love prior to listing it and looked to us for our advice and expertise.
What We Did
After our initial meeting and assessment of their home, we came up with 3 renovation scenarios, all with different price points, for them to choose from. We broke down the numbers in a spreadsheet, so that they could easily see, how much more money the house could sell for, based on the different renovations required. After choosing the scenario the family felt most comfortable with, we got to work. The husband was going to have his hands full repainting the entire house a fresh white colour and taking care of 3 kids, while the wife was super busy running her PR company, so we took over the renovation as part of our value add service. We hired one of our contractors and sourced all the material and finishes, that would appeal to the next buyer. We completely gutted the second floor bathroom and brought into the 21st century, hung new light fixtures throughout and did an inexpensive refresh of the kitchen (new hood fan, stove, counter top, backsplash and faucet). All of this, paired with our modern, in house staging inventory really turned this home into a “model home”.
The Result
After our market research, we chose a price that would garner lots of attention and in just a short 24 hours, we received a bully offer that the sellers were really excited about! Not only did the sale of this home break a record in the neighbourhood (which we had done previously a year ago), but it put an extra $160,000 into the pockets of the sellers, an amount above our expectations. Now the sellers were able to realize their dream of homeownership in PEC, mortgage free!!!
