📊 Here’s the breakdown:
✔ 5,211 sales → up just 2.3% YoY (a modest bump)
✔ 14,038 new listings → up 9.4% YoY (supply keeps climbing)
✔ 27,495 active listings → plenty of choice across the GTA
✔ Average price: $1.02M → down 5.2% YoY
✔ Sales-to-New-Listings ratio: 34.5% → firmly in buyer’s market territory

🔎 What does this mean?

•Buyers: You have leverage. More homes, more negotiating room, less pressure to rush.

•Sellers: Homes are taking 33–44 days to sell. Pricing strategy and prep are make-or-break right now.

•Move-Up Buyers: Detached homes are down almost 7% YoY. Trading up might cost you less than last year.

•Investors: Softer condo and townhouse prices may open doors — but run the numbers carefully.

✨ The bottom line: This isn’t 2021. The GTA market has shifted — and knowing how to play it is everything.
