Before we get into what’s happening around the cit Before we get into what’s happening around the city this month this is what December 2025 really told us about Toronto real estate ⬇️

1) Affordability’s up — confidence isn’t (yet) -> Prices and rates eased, but buyers remain cautious and are waiting for stronger job stability before taking on new payments.

2) Inventory is doing the heavy lifting -> Listings climbed throughout 2025, keeping prices balanced and giving buyers leverage across most segments.

3) Quality is driving the market -> Homes that show well and are priced with intention still move quickly.

Overpriced or compromised homes sit. Precision matters more than ever.

4) Detached took the largest correction — a win for move-up buyers -> A ~9% drop narrowed the gap between selling a condo/town and buying a detached.

For families planning their next chapter, this is one of the best upgrade windows we’ve seen in years.

5) 2025 set the reset. 2026 tests the follow-through
The fundamentals are there for recovery — but buyer confidence and job stability need to catch up before demand accelerates.

Bottom line:
This is a reset market. Buyers have leverage, sellers need strategy, and move-up households quietly hold the advantage heading into 2026.
