PSA: Fix your database

This is a public service announcement to better on some of our sh*tty practices in our industry. One in particular that’s quite annoying, especially if you’re a buyer investor looking in this market, is that the price you see is 90% of the time not the price of the property at all, not reflective of what the seller wants. Why is that? Because they’re on offer deadlines. So how do you get around this? The typical conversation is like this. The buyer sends me something and says, I really like this, and then I basically shoot them down and say, this is not the price.

It’s going to sell for like $300,000 more. Of course, their heart sinks into their stomach, and it’s a very annoying process for them. So how do we get around this, guys?

Really simple.

Just like we have all these magical, useless fields in the MLS record in the database, we just need two fields. One that says offer deadline, yes or no, it’s a toggle, and then if it’s a yes, a date field that indicates what date.

If a client sees, a buyer or investor sees yes, they’ll see the date, they’ll automatically know that in English you’re saying, I want more. And that will eliminate all the useless conversations that buyers and investors have with their realtors. And the realtors feel horrible about telling them everything that they said. 9 out of 10 times, it’s going to sell well above their budget.
