We live in a time where we’re all essentially editors of our own magazines. So, it’s not uncommon to think “woah, that’s easy!” – Real Estate is certainly no exception. But when it comes to (properly) selling a home, it’s not always as glamorous as some may make it seem. There’s a lot of hard work that goes on behind the scenes – and numerous people and teams – whom we’re grateful to have as part of our team!

So, today, we’ve summarized 100 steps into 10 essentials that must happen BEFORE we share all the fancy glamour pics of the beautiful homes we bring to market “For Sale”, and they are:

Step 1: Let’s Get Together …

Our first step is to meet in-person, typically during a tour of your home. We take a tour, have a coffee/tea, and review the current market as it relates to your plans and determine how our team will help. Afterwards, we’ll send you a meeting summary and plan out our next steps.

Step 2: Pricing to Sell …

To determine the true market value of your home, our team will complete a Comparative Market Analysis or CMA, which compares your home to similar properties that have recently sold in the area.

We’ll also consider any upgrades or renovations that have recently been completed, or will be completed before the home is listed (which we can help manage). The real value with us lies in our ability to suggest and help execute renovations that will significantly bump the sale price. We’ll provide you with a spreadsheet/calculator that explores different sale outcomes depending on the renovations you make, breaking down each scenario by cost, benefits, profit margins, timelines, and risks.

Step 3: Prep Work …

This one is a marathon in the timeline of a race … Need to clean, paint, or modernize your home? We’ve got you covered! We’ll coordinate a team of trusted home improvements professionals to make your home look its absolute best before it’s listed. From home inspections to picking out the paint colours and finishes, light fixtures and window coverings & more, we’ll do all the dirty work to get your home sparkling.

Step 4: Staging & Finishing Touches …

With a curated inventory of modern furniture and accessories from on-trend stores including West Elm, CB2, EQ3, Style Garage, and Structube, your home will be styled to attract the target market. You’ll work with our stylist, who will develop a customized plan based on the extent you choose to stage, whether you want to use your own furniture or fill an empty house. We’ll be there from start to finish, from coordinating the inventory and picking the right aesthetic pallet for your home to packing it all up afterwards.

Step 5: Timeline & Execution …

We work backwards to develop a proper timeline, share the same with you, and execute!

Step 6: Cleaning & Movers …

Our cleaners will professionally deep clean your home top-to-bottom, inside and outside cabinets, appliances and even the interiors of all your windows – in the spring we tackle your exterior windows as well … nobody likes smudges! Our movers will deliver all the furniture and accessories based on our stylists’ design plan.

Step 7: Marketing …

Your home will be advertised through print and digital campaigns using high-quality photography, a virtual walk through, a lifestyle video, and an interactive floor plan. Buyers will see your home on the MLS, our website, its own custom website, and across social media. Step 8: Putting It All Together …

Our team gets to work to pull together all of our print & digital marketing, alongside our talented SAGE marketing team … we’re almost at the finish line!

Step 9: Final Pricing & Strategy Disco …

We do a final pricing & strategy discussion before going live to ensure we address any changes from the time we started prep to present … this ensures we adjust accordingly (for example – a more recent sale, or a lending announcement etc.)

Step 10: Go-live & Showings …

All the hard legwork is now completed and we’re going live … it’s time to open your doors to showings and let the revolving door of foot traffic begin … let’s aim high, really high, together!

And of course, let’s not forget the 100s of tiny little tasks & calls in between, during prep, after go-live and when negotiations begin, all to ensure we achieve the highest possible sales price for YOU.
